Joe Tersigni

Joe Tersigni started JDF Realty Ltd in 1989. Since then Joe has been actively involved in ICI leasing, sales and design builds. He has his MVA designation, along with being a member of the TREB Committee of Ethics for nine years running. Joe is committed to offering top quality service to every client and customer that he deals with. He has a wealth of knowledge when it comes to Municipal by-laws, building codes and practices. This along with a strong working relationship with various people and companies in the Vaughan area greatly enhance his ability to facilitate deals and make the long process much easier for you. Massimo Farina

Tony Marziliano

Robert Toso

Robert is a graduate of the University of Toronto.  His interests are in the field of medical sciences.  He received his Bachelor of Science in 1992, his Masters of Science in 1994 and his professional degree in Pharmacy in 1998.  His interest in real estate came later in life.  He is new to the real estate profession, only licensed 4 years ago.  He is very happy to be a part of the JDF team.

 


Rene Papa

27  years of servicing clients needs has complimented  JDF  realty well.   Rene Papa  from the point of introduction caters to all aspects /needs of any real estate clients from the following:

Finding a location that is convenient, productive , accessible, suitable for all needs, and will accompany any future growth or unexpected sudden increase in sales and henceforth solving any expansion needs . If its office space; finding a owner/ landlord that not only has one building but other locations or other sizes in the building in case the new tenant suddenly expands . If its an industrial need, we consider many factors height, accessibility, loading truck or drive in loading, other available space in the building of the  complex ; again satisfying and expansion needs. Also accessing a builder who has the ability to build to suit. Another important factor which can be overlooked is the timing aspect of the new lease and vacating or expiring of the old lease. Often we will try to get months rent free in favour of the tenant in order they may make the timely transfer without any  penalty from previous landlord and guaranteeing the new move will be headache free, and incident free with zero interruptions to the  business.

When Rene represents the landlord Rene is meticulous to guarantee the tenant provides two or more extra months  as a security deposit ( not to be used as rent but ) but held only as security against any loss of rent , damages, or breach of the lease agreement. The security deposit often contains first months rent last months rent and additional months security depending on either the work he tenant has asked for or the strength financially of he incoming tenant.

Further Rene provides in all offers, if he represents the landlord; that before any keys are given out or possession . The tenant has fully complied with the deposits (security), provided post dated cheques, transferred all relevant utilities into the tenants name, provided a copy of the insurance liability certificate, and signed and accepted a copy of the landlords lease agreement .These items sometimes overlooked can save the landlord time and aggravation,  knowing that they have been completed prior to the tenant taking possession.

For buyers , developers, builders' Rene brings to the table lots, land ( infill), land in the official plan, or land that has become obsolete for its resent use and there is tremendous value in a completely new zoning that will compliment the change of use. In our package we provide all available levies, development charges in a breakdown giving the builder developer full transparency about any facts they may need to make an intelligent decision to purchase.

When negotiating, Rene Papa, takes into consideration all recent relevant sales and in particular the credit/financial strength of the buyer.if the seller is cognizant of this factor it will result in any sellers having total confidence in the buyers ability to close the transaction, thus mitigating any doubt in their mind. This can be critical when determining choices made by any seller to accept an offer or not to.
